This unique California home is located in the heart of Venice; adjacent to the bustling shopping street Abbott Kinney and blocks from the beach. Original architecture of the home is credited to David Hertz. Chris Rossi Studio completed a thorough renovation of the interior and exterior facade and property as well as designing the home to function off-grid with solar panels housed on the roof of the second building. All lighting is LED and trimless. .The newly renovated home is a minimalist dream boasting items such as reveal base details, flush casings, full height recessed pocket doors, flush electrical outlets and a completely redesigned sleek steel and walnut stair. The renovated exterior spaces are brought to life by lush landscaping by Jack Price Designs.

A full height green wall was added to the rear of the building which sits on the alley way. Adjacent to Abbott Kinney, this alleyway gets a good deal of visibility. We wanted to bring it to life and create a statement for an otherwise typically simple facade
kitchen + bar
Along with the entire interior , the Bulthaup kitchen is completely new. Maintaining the minimalist style, this open kitchen has full height cabinetry, a glass backsplash, stainless steel countertops and a gorgeous walnut breakfast bar.
A new lush interior courtyard functions as the side entrance to the home.
The alley ways in Venice receive a good deal of foot traffic. The alley adjacent to this home leads directly to a Venice hot-spot, the bustling shopping street Abbott Kinney Boulevard. A green wall was added to the rear facade breathing life into the typically ignored yet highly visible view.
The master suite includes full-sized glass windows, custom built-in closets, recessed drapery, a full-height star fire glass pivot entry door + a ensuite private bath with steam shower
The totally renovated master bath is a minimalist dream. A curbless steam shower with flush details at the drain and ceiling tile as well as a custom walnut vanity, glass mosaic tile are run in a perfect grid from floor to wall (to ceiling at the shower).
The office takes up the remainder of the second floor which makes up the Master Suite. This open room also functions as a second media space with a custom built-in credenza on the East wall.

The media room and guest quarters are on the second floor, across the outdoor bridge, in the the building 2 above the garage. The renovation included a custom detailed back stair, a murphy bed with built in clothes storage, a custom minimal media cabinet and a completely refinished guest bath (photo above)
All restrooms in the home include an extreme amount of custom detailing including custom flush tile details, cabinetry and custom lighting solutions to create simple elegant spaces.
ROOFTOP LIVING AREAS
The entire roof deck was redesigned. Rooftop living areas include an outdoor kitchen, outdoor dining area, living area with new custom linear gas fireplace + custom stainless steelspa as well as a queen-sized daybed for lounging.
